Terms and Conditions

These are the terms Heritage Property Maintenance works to. They cover how quotes are given, how a job is booked and carried out, and what happens if something goes wrong.

Nothing here is meant to catch anybody out. If a term is unclear or you would like something agreed differently, raise it before work starts and we will sort it out.

Last updated: 5 October 2026

The short version

  • Quotes are free and come with no obligation to go ahead.
  • The price is agreed with you before work starts.
  • If a job turns out bigger than described, we stop and agree a revised price first.
  • Tell us if something isn't right and we will come back and put it right.

About these terms

These terms apply to work carried out by Heritage Property Maintenance, the handyman and property maintenance business run by Josh as a sole trader from Bexhill-on-Sea in East Sussex.

By asking for a quote, agreeing to a price or booking a visit, you are agreeing to these terms. They apply alongside your legal rights as a consumer, which these terms never reduce or take away. If you are a landlord, letting agent, care home or property manager, the same terms apply to the work we do for you.

What we do

We cover general repairs and maintenance, including:

  • General repairs and maintenance
  • Doors, locks and handles
  • Minor plumbing, taps and wastes
  • Bathroom repairs, silicone and small tiling
  • Shelving, curtain poles and blinds
  • Flat pack furniture
  • Painting and making good
  • Minor electrical works, light fittings and switch repairs or replacements
  • Gutter clearing
  • Fencing and gate repairs
  • General rental property maintenance

If a job needs a specialist — gas work, structural work, a full electrical installation, or anything requiring certification we are not registered to give — we will tell you before starting rather than take it on. We are happy to work alongside your other trades.

Quotes and prices

  • Every quote is free, with no obligation to go ahead.
  • Prices shown on this website are "from" prices. Your actual price is confirmed before work starts.
  • A quote is an estimate based on what you have told us and any photographs you have sent.
  • If the job turns out to be different from what was described — more damage behind a panel, parts we were not told about — we stop, explain what we have found and agree a revised price with you before continuing.
  • Work is not started on an agreed price until you have said it is fine to go ahead.

Booking and scheduling

Dates and times are agreed together, and we turn up when we said we would. If something delays us — a job running long, a part not arriving, illness or weather — we will contact you as early as we can and offer the next available slot.

Where a visit depends on access (a gated property, a locked outbuilding, a tenant, an interpreter or a caretaker), please arrange it before the visit. If we arrive and cannot get in, we will ask to agree a reasonable charge for the wasted trip and rebook.

Access, safety and your property

  • Clear the work area where you can, and let us know about anything hidden that we should be careful of.
  • Keep pets settled elsewhere and keep children away from the work area and the tools.
  • Tell us about hazards, alarms, shut-off valves, fuse boxes or anything else we should know before starting.
  • Work is carried out safely, and the area is left tidy at the end of the visit with waste removed.
  • Existing damp, rot, movement, subsidence or previous poor workmanship is not our responsibility, but we will point it out if we find it.

Materials and special orders

We bring the standard materials and fixings a job needs. Where something has to be bought specially for you — a matching part, a specific product, a made-to-measure item — we agree it with you first, and confirm how it will be paid for before we order it, since special orders often cannot be returned.

Payment

What is due and when it is due is confirmed with you before work starts, along with how you would like to pay. A receipt can be provided on request. If a job is being done for a landlord or a business, we can invoice the company rather than the individual, and we will need a purchase order or written go-ahead if your organisation requires one.

Changes, delays and cancellations

If you need to change or cancel an agreed visit, tell us as soon as you can so the slot can go to somebody else. If we have already bought materials specially for your job, or travelled a long way and been put to cost, we will discuss a reasonable charge with you rather than bill you for it without asking.

If you change your mind about the work part way through, you pay for what has been done and for materials that cannot be returned, and we agree the balance with you before stopping.

Quality and complaints

Work is carried out to a good standard and finished properly. If something is not right with work we have done, tell us and we will come back and put it right.

Complaints should be raised with Josh directly, by email at hpsbexhill@gmail.com or on 07432 097216, with your address and what the issue is. We will come back to you and try to resolve it fairly. Nothing in these terms affects your statutory rights.

Liability

We take out insurance for the work we do and take reasonable care of your property. Where we are at fault for damage caused by our work, we will repair it or pay for it to be put right.

We are not liable for losses that do not come from our failure to carry out the work properly: for example the cost of a fault that was already there, a manufacturer's defect in a product, deliberate damage by others, or ordinary wear and tear. We are also not liable for indirect losses such as lost rent or lost income where the work itself was carried out properly.

Nothing in these terms limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited, and your consumer rights are not affected.

Website content and photographs

The text, layout, photographs and design on this website belong to Heritage Property Maintenance. You may not copy or reuse them without permission. Information on this website is provided for general guidance only. Prices, service lists and availability shown on the site are a guide and can change.

If you send us photographs with an enquiry, they must be your own or shared with the permission of the person who owns them.

Reviews and permission

We may ask whether we can photograph completed work or leave a review link with you. That is always optional, and we will only use a photograph, a quote or a review with your permission. Reviews shown on this website come from customers who chose to leave one.

Third-party services

The enquiry form and the WhatsApp button hand your message to WhatsApp (Meta), and email is handled by Google. Fonts load from Google Fonts. Those services are provided by other companies under their own terms and privacy policies, and we are not responsible for how they run them. Our own handling of your information is set out in the privacy policy.

Governing law

These terms are governed by the law of England and Wales, and any dispute would be dealt with by the courts of England and Wales. If you are a customer in Scotland or Northern Ireland, you keep the rights you have under your own local law.

Changes to these terms

These terms may be updated as the business changes. The version published here is the one that applies, and the date at the top of the page shows when it last changed. Terms agreed for a job already in progress are not changed part way through it.
